How we figure it
- Leases you sign a year = units × share who move out.
- Prospect leads = leases ÷ lead-to-lease rate. After-hours phone calls = leads × share by phone × share outside office hours.
- Callers lost today = after-hours calls × how many go unanswered with your current setup × share who never call back.
- Leases won back = callers lost × lead-to-lease rate.
- Added revenue = leases won back × rent for the days each vacancy is shortened, plus renewals kept (turnover cost avoided plus empty days).
What this leaves out, on purpose: time your team gets back each morning, emergencies caught at night before they become bigger repairs, and calls during busy office hours. Those are real, but harder to put a fair number on, so we don't count them. Results are estimates, not guarantees.
